By the end of 2024, the UAE expects to welcome about 6,700 ultra-high-net-worth individuals (UHNWIs) — or people whose net worth is at least $30 million. With more UHNWIs migrating to the UAE, particularly Dubai, several sectors are expected to reap many benefits. These include the luxury real estate market.

AHS Properties, an ultra-luxury property developer based in Dubai, puts a premium on privacy, helping attract these rather discerning customers. In this interview, Abbas Sajwani, founder and CEO of AHS Properties, talks about how the company stands out among its competitors and how it builds relationships with its clients through a personalized approach.

Dubai is a global hub for UHNWIs seeking luxury properties. Among this demographic, privacy is a top concern. How important is it when it comes to gaining these people’s trust?

Privacy is critical when it comes to earning the trust of UHNWIs in Dubai’s luxury real estate market. This segment of clients often includes individuals whose wealth and public profiles make them highly visible. Dubai, as a city, is uniquely positioned to cater to these needs, with its strict security laws and ecosystem that prioritizes discretion.

Exclusivity and confidentiality of personal life and financial transactions are key aspects that all AHS Properties clients hold dear. It is important to assure them that their privacy is protected right from the initial stages of inquiries to the after-sale phases.

How have you incorporated privacy into your portfolio?

Right from the drawing board to the execution and operational stages, our developments are carefully crafted to ensure physical and digital privacy while being flawlessly integrated with the feeling of seamless ultra-luxury.

To give you an example, our properties boast architectural features, such as veiled entrances, private elevators, and strategically placed landscaping that ensures seclusion and privacy. You will also find that our high-tech solutions include state-of-the-art security systems with access-controlled facilities, private garages, and soundproofing technologies that provide a cocooned lifestyle and an environment of comforting secrecy where needed.

Additionally, we only collaborate with service providers who are equally committed to discretion. This includes 24/7 bespoke concierge services and private security teams. Our properties, as I said, are also located in areas that maximize their desirability to those who value both ultra-luxury and privacy.

High-profile clients, such as celebrities, often require a high level of discretion. Can you provide specific examples of how you demonstrate your commitment to the privacy of UHNWI clients?

Our approach to client confidentiality starts much earlier than the purchase phase. For example, we sign NDA agreements with all parties involved to ensure and guarantee the protection of our client information during and after their interaction with us.

Using code names throughout a project can also be a useful approach to anonymize all communications. Even when this is not the case, a client’s name is always kept anonymous and never disclosed. Assigning dedicated team members is also vital in ensuring the success of top-level discretion.

More importantly, our properties are built with advanced technologies, all designed in ways to protect customers’ privacy to the fullest. For instance, some residences have smart home systems that are designed to provide secure, technology-driven data storage and customizable management options, enhancing both security and convenience.

We also go the extra mile even post-purchase, offering white-glove-after-sales concierge services to our clients to guarantee all interactions remain strictly private and secure.

AHS Properties

Often, luxury developers tend to promise much in their marketing but fail to deliver in reality. How does AHS Properties ensure that what is envisioned during the design phase is translated into the final output?

To ensure the success of delivering on our promises, we focus on three key pillars: precision planning, industry-leader collaboration, and meticulous execution.

We heavily invest in advanced visualization tools, such as 3D renders, to ensure our client’s vision aligns with what is being achieved during the design phase. We also create individual plans and presentations for clients who wish to do specific customization to help them better visualize their requirements.

Moreover, we work exclusively with renowned architects, interior designers, and contractors who have proven track records in delivering high-quality projects.

We maintain strict quality-control processes throughout the construction. Regular inspections are regularly conducted, and we always keep our clients informed through transparent progress updates. We also employ dedicated project management teams to oversee timelines and budgets and ensure no detail is overlooked.

Our handover process ensures that our properties meet our client’s expectations.

How does AHS Properties strike a balance between luxurious visual appeal and the practical needs of UHNWIs?

Our philosophy is that true ultra-luxury must integrate aesthetics with functionality in a seamless manner.

For UHNWIs, while a property must look spectacular, it must also address and cater to their unique lifestyles. We focus on personalized designs and user-centric features to achieve this demand.

Every customized project commences with an in-depth consultation to fully understand the client’s preferences, routines, and requirements. For instance, our properties include custom-designed, state-of-the-art spaces, such as wellness centers, home offices, and entertainment areas, ensuring they align with both form and function.

From a design perspective, we work solely with prominent designers who are among the best in the world in order to create interiors that are truly sophisticated. Our materials are sourced from the finest suppliers, whether it’s Italian marble or handcrafted wood.

Equally important is the technological integration in which we excel. Our homes come with integrated smart systems that offer great convenience all the while maintaining a sleek and subtle look and feel.

Trust is a cornerstone of AHS Properties’ success. In such a competitive market, how do you differentiate yourself in maintaining client relationships and establishing long-term loyalty?

Building trust starts with transparency, extends through service excellence, and is solidified by delivering on promises. Our clients know they can rely on us not just as developers but as partners in their real estate journey, too.

We pride ourselves on a very personalized approach. Every client interaction is bespoke, be it through tailored property solutions, dedicated account managers, or even post-purchase services like maintenance and upgrades.

Our commitment to excellence is reflected in our track record of creating iconic projects that define true ultra-luxury living in Dubai, earning us a distinguished reputation in the marketplace.

By leveraging Dubai’s global appeal, we ensure our projects align seamlessly with the city’s stature as a premier destination for UHNWIs.

Finally, our continuous innovation keeps us ahead of market trends. This commitment to excellence and exceeding expectations has enabled us to build enduring relationships founded on trust and mutual respect
