Egypt’s Minister of Housing, Utilities and Urban Communities Sherif El-Sherbiny announced the second phase of the Your Home in Egypt initiative at the Egyptians Abroad Conference, offering 3,000 varied housing units for expatriates. El-Sherbiny discussed the Your Home in Egypt program, which was launched in response to directives from President Abdel Fattah A-Sisi. This initiative aims to expand investment opportunities for Egyptians living abroad, enabling them to benefit directly from Egypt’s urban growth. Introduced during last year’s Egyptians Abroad Conference, the first phase provided a diverse and high-quality selection of housing units.

The World Bank’s latest report on Egypt’s economic outlook (2024) underscores the potential of urban expansion projects and real estate investment in fostering GDP growth and job creation, particularly within the construction and related sectors. The report further highlights that property investments aimed at expatriates and diaspora communities serve as stable channels for inward investment, complementing traditional foreign direct investment flows.

Three-stage rollout plan

El-Sherbiny participated in the opening session of the sixth edition of the Egyptians Abroad Conference, held under the slogan ā€œFrom Everywhere… Egypt is the Destination.ā€ The session, titled ā€œState Efforts in Supporting Egyptians Abroad,ā€ was further organized under the auspices of the Ministry of Foreign Affairs and the Ministry of Emigration and Egyptian Expatriates’ Affairs. It was inaugurated by Prime Minister Mostafa Madbouly, in the presence of several ministers and representatives from Egyptian communities overseas.

This new phase will offer approximately 3,000 units—spanning residential, administrative, and commercial properties—across around 19 projects in 12 cities, aiming to meet the diverse needs of Egyptian expatriates. It will be rolled out in three stages: the first in September 2025, the second in October, and the third in November.

As part of the advantages of this initiative, expatriates will benefit from exclusive discounts ranging between 3 percent and 10 percent off market prices, along with payment plans extending up to ten years.

Contributions to smart cities vision

In his address, El-Sherbiny emphasized Egypt’s sweeping urban renaissance, propelled by the vision of the political leadership. He explained that the ministry’s urban development strategy is founded on several pillars: constructing new smart cities, eradicating informal settlements, implementing the Decent Life initiative, and revitalizing heritage areas. Collectively, these efforts have yielded a diverse portfolio of real estate offerings tailored to various social segments, investors, and Egyptians living abroad—including residential, administrative, and commercial units, as well as land plots.

The Ministry of Housing’s initiatives have significantly contributed to the country’s Smart Cities vision, which aims to create integrated urban hubs equipped with state-of-the-art infrastructure, sustainable environmental practices, and digital services.

El-Sherbiny also pointed out that one of the ministry’s flagship programs for Egyptians abroad is the Beit Al-Watan (Homeland House) project. This initiative provides land plots and residential units in new cities exclusively for expatriates, allowing them to invest in Egypt’s urban growth while maintaining a tangible connection to their homeland for themselves and future generations.

He noted that the tenth phase of Beit Al-Watan, launched in July 2024, included 2,973 land plots and 1,377 residential units. Strong demand led to 14,002 money transfers, prompting the ministry in January 2025 to increase the number of available land plots to 14,950. This response aimed to better accommodate the rising interest from Egyptians abroad.

Residential units ready for delivery

El-Sherbiny further added that, in light of sustained demand, the ministry has provided supplementary phases by releasing additional premium plots in several new cities, combined with flexible reservation procedures to maximize benefits for applicants. This strategy also aims to enhance foreign currency remittances flowing into the national economy through real estate investment.

The minister explained that this initial phase included 5,055 residential units, some ready for immediate delivery and others to be delivered in succession, catering to a wide range of income levels. Reservations opened on May 1, with an additional booking round launched on June 22. Payment of booking deposits is currently underway.

According to recent data from Egypt’s Central Agency for Public Mobilization and Statistics (CAPMAS), remittances from Egyptians abroad reached an unprecedented $38 billion in the fiscal year 2023/2024, reflecting a 12 percent increase compared to the previous year. These inflows highlight the significant economic role expatriates play, contributing to national foreign currency reserves and supporting consumption and investment.
