Abu Dhabi’s Aldar has teamed up with Mandarin Oriental, the acclaimed owner and operator of some of the globe’s most opulent hotels, resorts, and residences, to create the emirates’s first Mandarin Oriental branded residences on Saadiyat Island.

Scheduled to be available for purchase later in 2024, the Mandarin Oriental Residences will feature 228 luxury homes, showcasing exceptional design and the renowned service that has established Mandarin Oriental as a leader in the hospitality industry.

Prime location

This exclusive development is situated within the Saadiyat Cultural District, offering views of the impressive falcon wings of the Zayed National Museum. It is conveniently located within walking distance of the Louvre Abu Dhabi, the upcoming Natural History Museum Abu Dhabi, and the Guggenheim Abu Dhabi. Residents will also enjoy access to 3,500 square meters of upscale dining along the Zayed National Museum promenade, as well as an additional 60,000 square meters of retail, entertainment, and leisure options at the nearby Saadiyat Grove. This location provides seamless access to the rich cultural offerings of the nearby museums, enhanced by stunning fountain vistas.

Talal Al Dhiyebi, group chief executive officer, Aldar, emphasized the strong demand from both local and international buyers for premium developments in Abu Dhabi, noting that this partnership further elevates the luxury living experience within the Saadiyat Cultural District. He underscored the commitment to crafting exceptional experiences in a location where discerning individuals aspire to make their home, aiming to set a new standard for luxury living in Abu Dhabi.

Growing market demand

This partnership comes amid a growing demand for branded residences in Abu Dhabi. Earlier this year, a penthouse within one of Aldar’s branded residential projects on Saadiyat Island achieved a record sale price of AED137 million.

One Maryah Place

Aldar Properties and Mubadala Investment Company, an Abu Dhabi sovereign investor, recently launched construction on One Maryah Place, a grade A commercial development featuring two towers on Al Maryah Island, Abu Dhabi’s premier business and lifestyle hub.

Strategic location

Situated within the Abu Dhabi Global Market (ADGM), this project will enhance the freezone’s commercial space as demand from global corporations and financial institutions continues to rise.

Once completed, One Maryah Place will join Aldar’s portfolio of income-generating real estate assets valued at AED27 billion.

Key features

The joint project will provide around 98,000 square meters of grade-A office space across two interconnected towers, significantly bolstering ADGM’s status as the region’s leading financial center. The towers will be linked by an indoor walkway and will include ground-floor retail units, a flagship rooftop dining venue, and a mosque, along with five levels of basement parking offering nearly 2,200 spaces.

Connectivity and access

One Maryah Place will ensure easy access to central Al Maryah Island, featuring indoor connectivity to Al Maryah Tower, The Galleria Al Maryah Island, and ADGM Square. Future tenants will also enjoy direct links to Abu Dhabi City, Al Reem Island, and Saadiyat Island.

Mubadala and Aldar have a long-standing partnership focused on supporting Abu Dhabi’s growth. Following Aldar’s acquisition of four grade-A office towers at ADGM in 2022, the partners jointly acquired Al Maryah Tower.

This strategic collaboration leverages Aldar’s extensive market expertise, boasting a remarkable 97 percent occupancy rate across its commercial portfolio, while showcasing Mubadala’s commitment to fostering sustainable economic development in the UAE.

The strong demand and high occupancy rates for commercial space underscore the thriving performance of Abu Dhabi’s commercial property market. Additionally, a stable regulatory environment and business-friendly policies in the UAE further support this demand.
