Modon has announced the complete sell-out of phase one of its high-end freehold residential development Maysan within the same day of launch. Located on Reem Island, the development is available to buyers of all nationalities. The over-600,000-square-metre project is inspired by boutique-style inside/outside living.

“At Modon, we are on mission to build vibrant communities across Abu Dhabi and positioning the UAE capital as one of the world’s best places to live, invest and work. With Maysan, we seek to reimagine urban living and address gaps in the property market in the heart of the city,” said Bill O’Regan, group CEO of Modon Holding.

Ibrahim Al Maghribi, CEO of Modon Real Estate, added: “We are proud to see the high demand for phase one of the development, that brings brand-new residential offerings into the mix. Maysan is set to become a vibrant community that caters to a diverse range of residents, offering unparalleled lifestyle amenities and fostering a healthy, holistic living environment.”

The first phase

The first phase of Modon’s project features two districts: Mayar and Thoraya. Targeting a diverse range of consumer segments in the UAE capital, Maysan will feature special lifestyle amenities. The development will include a community center as well as beach and park access. With a walkable green spine, the exclusive holistic living destination promotes wellness and a healthy lifestyle.

“At Modon, we aim to deliver communities that enrich the lives of our residents and contribute to the long-term growth and prosperity of Abu Dhabi,” stated Bill O’Regan.

Mayar

Maysan’s first district, Mayar, consists of 132 stacked maisonettes. The new concept in Abu Dhabi seamlessly blends the immersive beauty of nature with modern living.

Inspired by contemporary gallery elegance, the maisonettes meet the diverse needs of modern lifestyles. They cater to large families wishing to keep their family and friends close. In addition, they seek to appeal to investors looking for control over their own apartment buildings and individuals desiring the convenience of apartment living in a resort-style development. The exquisite four-story maisonettes are part of a secure, gated community boasting a spacious spine park, perfect for leisurely strolls along its scenic walking trails.

“This development contributes to the UAE capital’s standing as a pioneering, innovative model of urban development. With Maysan, we are not just building homes but setting a new benchmark for future communities with a focus on what truly matters – quality of life,” added O’Regan.

Thoraya

Meanwhile, Maysan’s second district, Thoraya, combines contemporary sophistication with a sense of community.

Using elegant materials, Thoraya’s 184 townhouses create a captivating visual landscape with a private entrance that ensures both exclusivity and security. This district will feature communal gardens, children’s play areas, and a gym, providing a perfect balance between relaxation and recreational activities while celebrating the beauty of nature.

“Maysan offers the ultimate convenience, luxury, comfort, and well-being in line with our commitment to realizing Abu Dhabi’s vision through building vibrant communities,” added Ibrahim Al Maghribi, CEO of Modon Real Estate.
